108 Roseville Street sold for $705,000, which is $76,000 over asking. The property drew more than 50 groups through the door and 15 competitive offers, and it was under contract in three days. It was also an estate sale, and the beneficiaries received considerably more than they had expected to. Here is what produced that result.

A Property That Answered Two Questions 

A two-family minutes from I-95 and downtown Fairfield, walkable to Black Rock Turnpike. For an investor it offered immediate rental income and clear room to add value. For an owner-occupant it offered a way to offset the cost of ownership without giving up space. A property that can answer two different questions at once draws from two different pools of buyers, and both showed up here.

 

What an Estate Sale Adds 

This family was not selling a house they lived in. They were settling one, and that changes what the decision feels like from the first conversation.

An estate carries a question an ordinary listing does not: what is this property actually worth, and how does the executor show everyone entitled to a share that the process was fair? An estate is not a client with one opinion. It is several people who have to arrive at the same answer, often from different places and on different timelines.

Demand for income-producing property in Fairfield has stayed strong while supply has continued to tighten. Only 16 multi-family homes sold across the entire town in 2025. That scarcity is what turns a well-located two-family into a competitive event rather than a listing, and it is why an estate holding one is often sitting on more value than anyone in the family realizes.
