Question 1

Do I need to be pre-approved before I start looking?

Accepted Answer

Yes, and I would go further than most agents do. A standard pre-approval is a lender’s opinion based on what you have told them. A full underwriting is a decision based on documents they have already verified. The second one is what makes a seller believe your financing will actually close, and in a competitive offer that belief is worth more to them than a small difference in price. If you are paying cash, the equivalent is a current proof of funds, ready before we write anything.

Question 2

Who pays my agent now that the rules have changed?

Accepted Answer

Technically there are three possibilities, and we establish which one applies before we write an offer. The seller pays my fee in full, which is still the most common. The seller pays part of it, and the difference is handled inside your offer. Or the seller pays nothing, and the fee is covered at closing. What changed in August 2024 is that buyer’s agent commissions are no longer published in the listing.

When do I sign a buyer agency agreement?

Generally before we tour our first house together. That is the standard in Connecticut now. The agreement sets out what I am doing for you, how long I am doing it for, and what my fee is. Putting it in place early on ensures everyone is on the same page.

Question 4

How much is the deposit, and when do I pay it?

Accepted Answer

Customarily ten percent of the purchase price, paid in two parts. One percent goes in when your offer is accepted. The remaining nine percent follows when the contract is signed. The money is held in escrow by the seller’s attorney. It is not paid to the seller. Those amounts are customary rather than fixed. The deposit is a negotiated term like any other, and there are deals where a different structure is the right approach.

How do I see homes before they hit the market?

Three ways. Coming soon listings, which are in the MLS but not yet available to show. Compass Private Exclusives, which are visible to Compass agents and their clients and nowhere else. And houses that are not for sale yet at all, which come from knowing which owners are thinking about it. The first two I can set up for you this week. The third is why I spend as much time talking to other agents as I do to buyers.

Should I renovate before I sell?

Usually not. Preparation is not cosmetic. It is leverage. Paint, lighting, hardware and landscaping typically return more than a major renovation does, and they do not delay your launch. What actually earns its money back is a narrow list. I will walk the house with you and put that list together, so every item on it has a reason why.

What does staging actually do?

Accepted Answer

Staging is not about disguising flaws. It is about elevating strengths. It gives each room a clear purpose, so a buyer stops working out what a space is for and starts imagining their own life in it. Some buyers have a hard time picturing furniture in an empty room, and staging removes that uncertainty for them. It is not required on every house. On the ones where it matters, it is the difference between a room being remembered and a room being scrolled past.

How important is a listing’s first week on the market?

Accepted Answer

The market forms its opinion in the first week, and it rarely revisits it. Your listing reaches the largest audience it will ever have in those first days, when every buyer with a saved search and every agent with a matching client sees it at once. That audience does not come back for a price reduction. It has already moved on. This is why I treat list price as a tool for pulling the largest qualified group through the door rather than a number we hope to land on. The competition among those buyers is what sets the final price.

What if I have an open permit or no certificate of occupancy?

It comes up more often than you would think, and it is almost always fixable. An open permit from work done years ago. A missing certificate of occupancy on a finished basement. A question about whether an addition was ever properly zoned. None of it needs to derail a sale, but all of it needs to be found before a buyer’s attorney finds it, because the same issue costs far more to solve under a contract deadline. I work with the building departments in these towns, and I usually know what the fix is and what it takes.

Can I test the market privately before going live?

Accepted Answer

Yes, and there are two versions of it. The quieter one is socializing the house with a small group of brokers whose buyers I already have in mind, before anything is public. The other is listing it as a Compass Private Exclusive, which puts it in front of Compass agents and their clients without a public listing, without a days on market count, and without a price history. That last part matters more than people expect, because a house that sits publicly and then reduces carries that record with it. Both are useful when you want a read on demand before committing to a launch. Neither replaces going live, and I will tell you plainly when I think a house is better served by the full market.

Who runs my open houses?

I do. All of them. This is work many seasoned agents and team leaders hand off, and I understand why, because they are long days. But the person standing in your living room is the person a buyer forms an impression from, and buyers ask questions that only the listing agent can answer properly. I would rather hear the feedback myself than read a summary of it.

How long is the train from Fairfield to Grand Central?

Roughly seventy-five to eighty minutes on a peak express from Fairfield or Fairfield–Black Rock. Stamford is about twenty-five minutes by rail. Fairfield has three Metro-North stations on the New Haven Line — Fairfield, Southport, and Fairfield–Black Rock — which very few towns on the line can say.

Which part of Fairfield should I look in?

That is the actual decision, and it matters more than choosing Fairfield. A quarter-acre street near the university and a two-acre lot in Greenfield Hill are the same town, the same tax rate and the same beach stickers — and almost entirely different daily lives. Are Fairfield's beaches open to non-residents?

Entry to the town beaches is free year-round. Parking is what requires a sticker in season, and non-residents can buy a paid daily pass. There are five public beaches — Penfield, Jennings, Sasco, Southport and South Pine Creek — plus supervised freshwater swimming at Lake Mohegan.

What is the difference between Fairfield and Southport?

Accepted Answer

Southport is part of Fairfield — same town, same government, same schools — with its own 06890 zip code, its own Metro-North station and its own village center. It is a neighborhood of Fairfield rather than a separate town, though it trades on its own terms.

How walkable is Fairfield?

Accepted Answer

The center of downtown carries a Walk Score of 84, rated Very Walkable. Southport village and the Beach area are walkable in practice as well. Black Rock Turnpike, Grasmere and Kings Crossing are car-oriented by design. Which category you want is one of the more useful questions to answer before you start looking.

Is the Beach area walkable year-round?

Accepted Answer

Yes. Walking here is transportation rather than exercise, and it does not stop in winter — the neighborhood is closer to both downtown and the train than any other part of Fairfield. It also has more sidewalk than any other market in town, many times over.

How small are the lots?

Accepted Answer

The shoreline neighborhoods hold Fairfield's smallest residential minimums, at 5,000 and 6,000 square feet, against the two-acre minimum in Greenfield Hill. You are buying location rather than acreage.

What should I know about flood elevation?

Accepted Answer

A great deal of the housing on Fairfield Beach Road was built or rebuilt after Hurricane Sandy. Whether a house was raised, when, and what that did to its flood insurance are among the first questions to ask, and the answers vary street by street.

Non-resident beach parking requires a paid daily pass. Worth telling visitors before they arrive.

Where exactly is Sasco, and how is it different from Southport?

Accepted Answer

Sasco is the east side of Southport Harbor. Southport village is the west side. From the road they read as one place, and they behave as one market — but they are not the same purchase. The village is a historic district on small lots. Sasco is Residence AAA, one to seven acres, and under 100 homes. Sasco even carries a Fairfield ZIP code while Southport has its own.

What is Greater Southport?

Everything north of the Post Road, and the largest part of Southport by both land and housing stock. The feel is different from the village and the shore: traditional New England Colonials, expanded Capes, established streets, and an emphasis on convenience. Lot sizes step up as you move north. Closer to the Post Road, a quarter acre is common. Closer to Greenfield Hill, an acre is the rule — stone walls, mature trees, and enough equestrian history that on a Saturday you may still see someone riding along Hulls Farm Road.

Why is the price range in Southport so wide?

Because Southport is not one market. It is three. The village is constrained by a historic district that limits what can be built and what can be changed. Sasco is constrained by geography — under 100 homes on the water — which puts it in a pricing category of its own. Greater Southport prices like all of Fairfield at once. You can buy a Cape on a 6,000 square foot lot, a condominium at Southport Woods, or a five-acre estate bordering Greenfield Hill, and all three are Southport. That is why a single average tells you very little here.

What makes the historic district different to buy in?

It constrains what can be built and what can be changed, which limits supply in a way very few Fairfield neighborhoods experience. That constraint is the reason values here have held their shape through more than one cycle. It also means the diligence is different. On a period home, what matters is what has been updated, what has not, what the approval process looks like for the work you are planning, and what the mechanical systems behind a beautiful facade are actually doing. That conversation belongs before an offer, not after an inspection.

Is Southport its own town?

No. Southport is a village within the Town of Fairfield, not a separate municipality. It has its own ZIP code — 06890 — its own post office, its own train station, and its own historic district, which is why it reads as a distinct place and why so many people assume it is one, but the government, the taxes, and the town services are Fairfield's. The ZIP code is also what confuses people most, because it does not cover everything called Southport. Sasco, directly across the harbor, sits in Fairfield's 06824. Two houses a few hundred yards apart can carry different mailing addresses while sitting in the same town, on the same harbor, in what is effectively the same market.

What does living near a university actually mean day to day?

A cultural calendar and a sporting calendar most suburbs do not have, within walking or short driving distance, much of it at the Quick Center for the Arts.

What is Winton Park?

A particularly coveted pocket inside the University area — tree-lined streets, larger properties, homes with genuine character, walkable to downtown and the train. When one comes to market it moves differently from the rest of the neighborhood.

Is this a good neighborhood to renovate in?

It is where renovation money tends to come back. Modernized homes lead performance here, which is also why an unrenovated house at the wrong price sits. The question is whether what remains undone is cosmetic or structural.

How is the commute?

Quick access to I-95 and to the Merritt, and both Fairfield station and Fairfield–Black Rock are a short drive. Downtown Fairfield is a short drive as well.

What is the minimum lot size in Greenfield Hill?

Accepted Answer

Residence AAA — a two-acre minimum with 200 feet of frontage. Those are the largest lots Fairfield writes, and in practice a good many properties run well beyond the minimum. That zoning is the whole reason the neighborhood looks the way it does, and it is also why no two properties here compare cleanly to each other.

What is The Ridge, and how is it different from Greenfield Hunt?

They are the two ways into a Greenfield Hill address without two acres to maintain, and they are not the same thing. The Ridge is a gated community of roughly 96 homes behind a 24-hour staffed gatehouse, on wide streets and private cul-de-sacs, with a shared pool, recreation center, tennis and paddle tennis, and a playground supported by an association fee. Greenfield Hunt is 100 colonial-style condominiums on Palmer Ridge Road, built in 1998, running three to five bedrooms — the three-bedroom units are roughly 2,300 to 2,600 square feet, each with a walk-out basement and an attached two-car garage but no privately owned outdoor space. Residents share a heated pool and a clubhouse, and the association maintains the grounds. Neither is a smaller version of Greenfield Hill. Both are the setting and the address without the grounds, and in both cases it is worth asking exactly what the association fee covers before comparing a price inside the gate to anything outside it.

Where do you shop and eat in Greenfield Hill?

Greenfield Hill Commons, at the intersection of Hillside and Bronson where Southport meets Greenfield Hill, is the only retail and dining in the neighborhood. That is where you will find The Corner Market and Sandwich Shop, which opened in 2024 in the storefront long known as the Greenfield Hill Market, and Bonda. The Greenfield Hill Farmers Market runs Saturday mornings on Hillside Road from May through October. Everything else is a drive — downtown Fairfield, Southport, or Black Rock Turnpike. That is not an oversight. It is the trade, and it is the reason the neighborhood still feels rural.

Do I have to join the Lake Hills Association?

Accepted Answer

It depends on the house. Some are required to join and others have the option, but membership carries the same dues and the same rights either way, billed annually. Which applies to a specific property is a recorded detail, and it is worth answering before an offer rather than after.

What does association membership actually get me?

Accepted Answer

Access to five private beaches and to a calendar that fills the warm months — movie nights on the sand, community days, swim lessons, and gatherings that run long into the evening.

Why are these three areas grouped together?

They are shopped together and priced separately, which is the trap. A number that looks like a bargain against Lake Hills may be exactly right for Fairfield Woods, and association access changes the math on both.

What is Brooklawn?

A pocket inside Stratfield with entirely different housing stock — along Algonquin Road, 1920s Georgians and Tudors on half-acre to nearly two-acre parcels, with stone and stucco exteriors, slate roofs, and seven-fireplace floor plans. It is not a larger version of Stratfield.

Why is the price range so wide?

Because the architecture is. A 1920s Dutch Colonial and a 1960s split two streets apart are not the same purchase and they do not appreciate the same way. Buyers who search by price alone miss Brooklawn; sellers who compare a Brooklawn house to a Stratfield comp underprice it.

What is on Black Rock Turnpike?

Two supermarkets, ShopRite and Trader Joe's; the Black Rock and Turnpike shopping centers; a deep and unpretentious dining corridor; and independent retail that keeps it from feeling generic. It runs from the Bridgeport line north past the Merritt at Exit 27. For a household that would rather not drive to a mall, most of what you need in a week is on this one road.

What does the Stratfield Village Association do?

It is all-volunteer. It funded the playground and walking trail at Owen Fish Park, helped pay to rebuild the Four Corners, and fills Lincoln Park with live music every September.

How long is the commute to Grand Central, really?

Accepted Answer

The published ride is 50 to 60 minutes from Greenwich and 75 to 90 from Fairfield, but the train is not the whole commute. Door to door, add the drive to the station, parking and the walk at both ends. A Backcountry Greenwich house with a 15-minute drive can turn a 50-minute express into 75 minutes; a Fairfield Beach house five minutes from a surface lot turns a 75-minute express into about 85. The gap between the two towns is much smaller in practice than the timetable suggests.

Do I need a lawyer to buy a house in Connecticut?

Yes. Connecticut closings involve an attorney, which is different from many states and from a typical New York co-op or condo transaction. It is standard here and it is a real line item in your closing costs — typically $1,500 to $2,500. If you do not have someone in mind, I am happy to make referrals.

Which of these towns has the lowest property taxes?

Not the one with the lowest mill rate. Connecticut assesses at 70% of market value and applies the town’s mill rate to that figure, so the bill is the product of two numbers rather than one. On a median-priced single-family home, Stamford currently produces the smallest annual bill and Darien the largest — and Stamford has the highest mill rate of the five. Mill rates are reset annually and several towns are mid-revaluation, so confirm the current figure with the assessor for the specific property.

How far ahead should I start?

Six to twelve months is realistic, and most people underestimate it by a few months. That window is for riding the train on a weekday at the hour you would actually travel, visiting towns on both a weekday morning and a Sunday afternoon, and having the income-tax conversation with a CPA. Under 60 days is possible — I have done it — but it narrows what you can be selective about.

Why is there so little on the market?

People here tend to stay, so inventory runs tighter than a buyer coming from a city market expects. A meaningful share of transactions in these towns also happen before anything reaches the MLS. If you are only watching public listings, you are seeing part of the market.

What should I budget for closing costs in Connecticut?

Accepted Answer

Three to four percent of the purchase price, on top of your down payment. Connecticut closings involve an attorney, which is a real line item rather than a formality — typically $1,500 to $2,500. The remainder is an appraisal at $500 to $800, an inspection at $600 to $1,200, lender fees of roughly $1,000 to $1,500, title insurance commonly calculated at $3 per $1,000 borrowed, and recording fees of about $375.

What is the median sale price in each of these towns?

Through July 2026, single-family medians run from $1.0 million in Stamford and $1.2 million in Fairfield to $2.4 million in Westport, $2.6 million in Greenwich and $3.0 million in Darien. That spread is the whole decision: at most budgets you cannot optimize for both commute and house, so it is worth knowing which one you are actually buying. Do we need the court’s approval before we can sell?

Accepted Answer

Yes, and at more than one point. The Probate Court grants the authority to retain an agent and to market the home, authorizes a sale price, approves the final contract terms including any change in price or costs of sale, and grants the authority to execute the deed. Your attorney handles those filings. My part is keeping the house and the marketing in step with them, so nothing waits on the other.

Can we list the house before probate is complete?

In the usual case, yes. The estate does not have to be fully settled before the house goes on the market. What has to be in place first is the court’s authority to market it, which generally comes three to six weeks after the initial petition. The sale remains subject to the court’s later approval, so the listing and the contract are written with that in mind from the start.

Do we have to clear the house out before listing it?

Accepted Answer

Not entirely, and not before we have talked. A house that still holds furniture often photographs better than an empty one, and clearing out is expensive and slow. What does need to happen is the removal of anything personal: photographs, mail, medication, documents. I will walk the house with you and tell you what should go and what can stay.

Should we make repairs first?

The answer is, it depends. Technically the recipe for maximizing sale proceeds from an estate sale is no different than a traditional home sale. The main differences are whether there are sources of funds for those improvements and whether the beneficiaries have the appetite to complete that work. Often times in an estate sale, beneficiaries will prioritize the speed and ease of the sale over the last dollar of value. So typically, the work that is done is anything that would fail inspection, anything that looks unsafe, in addition to a thorough cleaning. I will give you your options in writing so the beneficiaries can evaluate what is best for the estate as a whole.

How is the price set, and who has to agree to it?

The price comes from evidence: recent comparable sales, the condition of the house, and what buyers are currently doing at that price point. I put that in writing so it is a document rather than an opinion, which matters when beneficiaries live in different states and are seeing the house through very different memories. The court also has a say: it authorizes the sale at a specific or minimum price, and it approves the final contract terms, including any later change in price or costs of sale.

What happens if the beneficiaries disagree?

It happens often, and it is usually a difference in information rather than in intent. One sibling has seen the house recently and one has not. One remembers what it was worth in 2021. My job is to give everyone the same set of facts at the same time, so the disagreement becomes a decision rather than an argument. Where it is genuinely a legal question about authority, it goes to the estate’s attorney.

Will you work with the attorney we already have?

Yes, and I would prefer to. The attorney runs the estate. I handle the house. That division keeps things clean, and it means you are not relaying messages between two people who have never spoken.
