125 Pepperidge Circle sold for $1,005,000 — $186,000 over the $819,000 asking price. Multiple offers arrived almost immediately, and the accepted offer came four days after the home reached the market. At approximately $721 per above-grade square foot, the sale set a market high among comparable homes in Fairfield’s University Area. Here is what drove the result.

The home gave buyers plenty of reason to move. An expanded split level on a quiet horseshoe street, it opens to a sunlit main floor with hardwood throughout and a custom chef’s kitchen anchored by an oversized Icelandic-style quartz island. The kitchen opens directly onto the deck, which is where the summer actually happens. Three bedrooms and a full bath sit upstairs, and the lower level adds a den, an office area, half bathroom and laundry, and walk-out access to the patio and private backyard. Minutes to Trader Joe’s and Whole Foods, parks, beaches, downtown Fairfield, the train, I-95 and the Merritt, the University Area delivers access without the trade-offs.
The Power of Preparation and Pricing
Preparation is not cosmetic. It is leverage. I took a home that was already strong, enhanced it further, positioned it to stand out, and then priced it deliberately below where a conventional analysis would have landed it. That last decision is the one sellers question most, and it is the one that produced this result.
Pricing to create demand is not the same as underpricing. Underpricing leaves money on the table. Pricing to create demand brings the entire qualified buyer pool through the door at once and lets competition establish the number. In this case, competition established it $186,000 above where we began. A market-high price per square foot among comparable University Area homes is not an accident of timing. It is what happens when a well-prepared home meets a buyer pool that has been given a reason to act quickly.
