Just Sold: 143 Palmer Hill Road, Stamford
Just Sold | 143 Palmer Hill Road, Stamford — $430,000 Over Asking
143 Palmer Hill Road, Stamford, CT | Listed $1,099,000 | Sold $1,529,000
143 Palmer Hill Road sold for $1,529,000 — $430,000 over the $1,099,000 asking price, or 139% of asking. More than 100 buyers came through in the first three days, and more than ten offers followed. Here is what produced that result.
By the Numbers
- Final Sale Price: $1,529,000 – $430,000 above the $1,099,000 asking price
- Percent of Asking: 139% – a number set by competition rather than by the list price
- Buyer Traffic: 100+ through the home in 3 days – demand concentrated by design, not spread thin
- Offers Received: 10+ – enough depth to negotiate on terms as well as on price
Why Buyers Competed
A 1955 mid-century modern ranch on more than an acre and a half of private land near the Greenwich line, this house has real architectural character — hardwood and slate floors, exposed beams, built-ins, and expansive glass sliders, with the living room carrying the design. Four bedrooms and three baths across roughly 3,178 square feet gave it scale to match. Buyers cannot manufacture a property like this, which is why so many turned up at once.
The Power of Preparation
Staging is not about disguising flaws. It is about elevating strengths. My clients chose the highest level of preparation available: improvements inside and out, fresh paint, updated lighting, professional staging, and a presentation plan built around what makes this house distinctive rather than what makes a house generic.
The launch mattered as much as the preparation. A Coming Soon strategy built the audience before the home was available, then a deliberately timed launch, showings morning until night, an open house that drew heavy traffic, and a structured offer process with a deadline. Every one of those choices does the same job: put the whole qualified buyer pool in front of the property at once and let them set the number.
Ten offers is not a statement about the market. It is what happens when an irreplaceable property is prepared properly and released on a schedule that forces a decision.
Congratulations to My Sellers
This sale started long before the listing did. My client and I worked together in New York City nearly twenty years ago, and a mutual friend brought us back into contact when she and her brother faced selling their mother’s home. The conversations began in the fall of 2025, and the strategy evolved with the market between then and launch.
Selling a parent’s home carries a weight that pricing and marketing do not address. Much of my work here was coordinating vendors and solving problems before they became roadblocks, so a hard transition felt less overwhelming. Thank you both for your trust — it was a privilege!
