Just Sold | 273 Derby Avenue, Unit 904 | 103.8% of Asking and a New High for the Complex

273 Derby Avenue, Unit 904, Derby, CT | Sold for $300,000

273 Derby Avenue, Unit 904 in Derby sold for $300,000 on October 9, 2026. That is $11,000 over asking and 103.8% of the list price. It drew three offers, went to highest and best within four days on the market, and it is now the highest sale in its complex.

By the Numbers

  • Sold for $300,000 against a list price of $289,000 · 103.8% of asking
  • Three offers, with highest and best called within four days on the market (May 2026)
  • About 25 showings, private and open house
  • $293.54 per square foot, against a Derby condo median of $227.98 (Smart MLS, 2026 year to date)
  • A new high for the complex, topping the previous record of $285,000 set in December 2025

Why Buyers Fell in Love

This two-bedroom townhouse offers 1,022 square feet, new hardwood floors, a granite kitchen with new appliances and island seating, and an attached garage. Central air, low condo fees and quick access to Route 34, Route 8 and the Merritt Parkway rounded out the appeal.

A Renovation That Earned Its Return

My sellers bought the unit in January 2026 in an off-market private sale for $100,000, and it needed work. They put in new flooring, a new kitchen, refreshed bathrooms, fresh paint throughout, and upgrades such as new garage doors. Nine months later it sold for $300,000. My job was to make sure every buyer saw that work.

The Power of Virtual Staging

I marketed the home with professional photography, floor plans and virtually staged photos so buyers could picture living there. Vacant rooms are hard to imagine. A buyer scrolling through empty rooms sees square footage. A buyer looking at a furnished living room sees a home. Here it helped turn about 25 showings into three offers in four days.

What This Sale Says About Derby

Smart MLS puts the Derby condo median at $227.98 per square foot for 2026 to date, and the median closed price for 2025 through 2026, not counting this sale, at $270,000. Unit 904 closed about 29% above the first and $30,000 above the second. A well-renovated, well-presented home does not have to accept the local average. It can set a new one.

Congratulations to My Sellers

Congratulations to my sellers on a renovation that paid off and a sale that set a new record for the complex!
