Sold: 10 Applegate Lane, Monroe
Tucked away on a quiet cul-de-sac, 10 Applegate Lane was the kind of home that had buyers lining up from the moment it hit the market. With over 25 groups touring during showings and seven offers on the table, the result was a sale that soared $106,000 over asking—closing at $875,000, or 113% of list price. At $300 per square foot, the home not only surpassed Monroe’s 2025 median of $279 per square foot, but also far exceeded the town’s median sale price of $680,000.
A Partnership That Made the Difference
This success story wouldn’t have been possible without my sellers. From the start, they fully trusted the strategy, embraced the importance of professional staging, and brought a positive energy that made the entire process beyond enjoyable. Their commitment to presenting the home at its absolute best allowed buyers to immediately connect with the property—and ultimately positioned the home for multiple offers.
The Power of Staging
Staging isn’t just a detail; it’s one of the most powerful tools in my marketing approach. By highlighting flow, function, and lifestyle, staging allows buyers to envision themselves in a home. Again and again, I see my clients achieve a strong return on investment through staging—whether in higher offers, faster sales, or both. For 10 Applegate Lane, staging played a central role in drawing interest and setting the tone for a competitive bidding environment.
Why Buyers Fell in Love
It’s no surprise buyers were drawn to this Colonial. Its spacious layout, move-in-ready condition, and seamless indoor-outdoor living made it stand out as the perfect fit for today’s lifestyle. Families especially appreciated its balance of style, function, and location—all of which are in particularly high demand in Monroe.
The house backed that up. A Center Hall Colonial at the end of a quiet cul-de-sac, it opens to a private home office and a sunlit living room that flows into the dining room. The eat-in kitchen has granite counters, stainless appliances, a walk-in pantry and a large island, and opens to a vaulted family room with a fireplace, custom built-ins and transom windows. Both rooms step out to an oversized deck over a private backyard. Upstairs are four bedrooms and two full baths, including a vaulted primary suite with walk-in closets and a jacuzzi tub, and the finished lower level adds room for a gym, media room or playroom. Newer hardwood floors, HVAC, roof, water heater and windows left little for a buyer to take on, and Wolfe Park, the Lakewood-Trumbull YMCA, Route 25 and the Merritt Parkway are all minutes away.
Takeaway: Strategy + Staging = Results
The story of 10 Applegate Lane proves that preparation and presentation matter. When sellers lean into a proven strategy, invest in staging, and trust the process, the results follow—often well above expectations. Congratulations again to my sellers for achieving such an outstanding result, and to the buyers who will soon begin their next chapter at Applegate Lane.
