Under Contract in Fairfield Woods: My Buyers Bought It Before It Was Built

101 Applegate Road is under contract, and I am lucky to represent the buyers in such an exciting next chapter. What makes this one worth writing about is that the house is not finished yet. My clients committed to it on elevations, floor plans, and a finish schedule — a different kind of decision than walking through a home and simply knowing.
What they bought is approximately 4,880 square feet across three levels of living, on just over a quarter-acre in Fairfield Woods: four bedrooms, three full and one half bath, and plans that show an open main level with a designer kitchen and a spacious island at the heart of it. On paper that is a specification. In practice it is a floor plan that has to work for everyday living.
Buying before completion is not a leap of faith. It is a reading exercise. The plans tell you where the light lands and where the traffic runs. The finish schedule tells you what is standard and what is an allowance. The builder’s prior work tells you most of the rest. Buyers who do that reading get to shape a house before it exists. Buyers who skip it inherit whatever gets built. The upside is already taking shape for my clients, who are having a great time making thoughtful choices and shaping this house into a home that feels entirely their own.
Applegate Road is the other half of it — a quiet, walkable horseshoe just off Fairfield Woods Road, close to shopping, dining, and the everyday conveniences of Fairfield, while still sitting far enough back to feel private. New construction on a new road is one thing. New construction on an established Fairfield street is another.
