Months of Looking for the Right Town

My clients were relocating to Fairfield County from northern Connecticut, with a commute into New York City ahead of them. That combination makes the town decision the whole decision, and it is why the search ran for months rather than weeks. What they wanted was specific: a more move-in ready home that didn’t require a full renovation, the right size, and close to the train. Any two of those are findable. All three at once narrows the county to a short list.

The Strategy That Made the Difference

The property had been sitting, and it had already taken a price reduction. A reduction is an opening. It is not a result. What converted it was the shape of the offer: clean terms, and a close two weeks from acceptance.

For a seller carrying a listing that had gone quiet, speed and certainty were worth more than another round of back-and-forth. My clients did not need to outbid anyone.
