A Search That Kept Coming Back to Fairfield

My clients are physicians relocating from Hartford County, where they were a long drive from family. Fairfield solved both problems at once: a commute that worked, and a much shorter trip to the people they wanted to be near. The search ran under two months. They were considering both Fairfield and Trumbull, lost a house to a higher bid early on, and kept coming back to the idea of living in Fairfield.

This was the second home they saw with me, and we did not make an offer immediately. It stayed available. Weeks later they came back. A house you passed on is not always one you did not want. Sometimes it is one you were not ready for yet, and occasionally the wait is worth money.

The House

A center hall colonial built in 2007 in the Lake Mohegan neighborhood, about 4,676 square feet on just under half an acre. Five bedrooms, four full baths and a powder room, hardwood throughout, a home office and formal dining. The living space centers on a family room with a fireplace and an eat in kitchen with an island.

Upstairs, an ensuite bonus room and a primary suite with its own bath. The lower level is finished with room for a gym, a Trex deck runs off the back, and the garage takes three cars.

The Strategy That Made the Difference

My clients came in one week after the sellers had already cut $50,000, which is the hardest moment to ask for more. The reduction is fresh, the seller feels they have already moved, and most offers arriving right then are dismissed on principle.

Then we waited. More than a week passed before any response, and that stretch is where buyers talk themselves into raising their own offer against nobody. Holding steady was the whole job. Once the sellers came back it reversed: inspections started immediately and the deal closed in thirty days.

Patience and speed are not opposites. They are the same discipline at different moments.

Congratulations to My Buyers

This one came as a referral from another agent who had looked me up and decided I was the right fit. Congratulations on a house worth waiting for, and on being closer to the people you moved to be near.
