My buyers had been searching for years with another broker, bidding on homes and repeatedly coming up short. Eventually, they stepped away from the market. Then 85 Eastlawn Street came along.
They had already been drawn to this particular Beach Area neighborhood in the past, and when a home with real potential hit the market, they called me — specifically about this house, this neighborhood, and this very particular pocket of Fairfield. This was not the beginning of a broad search. I had one opportunity to help them win one house.

The Property
The house is a 1931 Colonial on a 0.13-acre lot with three bedrooms, two full baths, roughly 1,424 square feet, with a small second-floor office and a walk-up attic. Hardwood floors run throughout, and there is central air and natural gas service. A brick fireplace anchors the living room, which opens through an arch to the dining room. The Beach Area is the trade this search was built around: a walkable grid of streets, the shoreline close by, and a neighborhood that works on foot rather than by car. I know Eastlawn Street especially well. In the last 12 months I sold two homes on this exact street, rented another, and I live just two streets away. I understand the demand that comes with this location.

The Strategy That Won the Home
I knew the buyer demographic we were likely competing against on this property. I had experience with comparable homes, understood how buyers behave in this particular segment of the Beach Area market, and knew what would matter to the seller when several strong offers were sitting in front of them.
That meant thinking about the offer from the seller’s side of the table. We structured an all-cash offer with no contingencies and a closing timeline built around the seller’s needs. Each piece was intentional. The goal was to remove uncertainty, strengthen the terms and make the decision as clear as possible for the seller.
When there is only one house you want, there is very little room for trial and error. We had one shot, and we made it count.
Three separate sources of risk, taken off the table before the seller had to weigh them against a number. On this house, that is what carried the day.
